Making your dreams a reality is an exciting prospect.  For financing, you might decide to use personal savings or take out a personal loan. Various kitchen and bath dealerships work with lending institutions, offering financing options. If you are purchasing the house while you contemplate remodeling, another option would be to factor the cost of your project into the mortgage. Some things to think about:

Take note when considering a budget for your total kitchen project---it should not exceed 15-20% of your home's total value. 

Should you eventually decide to sell your home, it is estimated that 85% of any money spent on kitchen remodeling is recuperated.

The average kitchen costs between $15,000 to $26,000, inclusive of design, products and installation. This can vary, depending on your selections.

The average bathroom costs between $7,000 to $12,000, including design, products and installation, depending on your selections.

Categorize your budget to reflect anything that can easily be changed like paints, wallpapers and decorative hardware as opposed to hard to replace items such as cabinetry, appliances and countertops.

And, as ALWAYS, when considering cost savings, do not forfeit quality for a cheaper product or route. Imagine saying, "I wish we would have…" at the end of your project.

The National Kitchen and Bath Association* estimates a typical kitchen budget breaks down like so:

Factors that will affect your budget are:
Cabinetry will account for approximately one-third of the total cost of your project. This cost will vary according to cabinet construction, features, accessories and style you select. 1) Number of cabinets: One 48" wide cabinet costs less than two 24" cabinets, but consider that the extra cost might be worth extra storage convenience.

2) Door style: Typically, solid wood, raised panel doors cost more than veneered, flat center panel doors.

3) Construction: Construction spectrum differs from furniture board on the less expensive end to plywood on the higher end.

4) Finish: Usually, glazes and paints come with a premium charge and therefore, are more expensive than stains.

5) Storage features: Clearly, added features increase the price, but they also add value. Choose what features are most important to you and be sure your designer combines them into your kitchen layout.

6) Decorative accessories: Similar to storage, more decorative accessories add cost; however, a few finishing touches will enhance the perfect look of your kitchen.
